How’s the Market? Like all markets, real estate is ever changing. On top of that, residential real estate varies significantly from town-to-town and neighborhood to neighborhood. So every year I compile and publish two market reports on Chicago North Shore Home Sales, by suburb: a semi-annual and year-end report.
Having just passed the ½ year mark…it’s that time! My Semi-Annual report is based on end-of-June data that I compile from the “MLS” here known as “MRED” (Midwest Real Estate Data.) I report on four indicators: the number of sales, median home sale price (my preferred price indicator), average sale price (for comparative purposes) and the time a listed home spends on the market (the less time the better). I compare this over the last three years. HOT markets have an increase in the number of sales, a higher median price and ideally faster sales (less time on market). Kenilworth and Riverwoods were the only suburbs that I track that enjoyed that trifecta.
